Top tips for pre-completion snagging
‘Snagging’ is the process of identifying imperfections with your new build home and flagging them to your builder to be resolved. Given the complexity of building a new home and the effects of different materials and conditions, minor defects are common, and most can be resolved easily.
Under the Consumer Code for Home Builders, you are entitled to inspect your home before completion to flag defects that should be resolved before you move in.

Build a snagging list to help you record and track any issues using the guides from our home warranty providers
Take your time and try to be as thorough as possible:
- Try every switch, doorknob, cupboard and window
- Inspect surfaces and finishes to walls and floors
- Turn on all the taps and showers
- Test the heating, lighting and appliances
Remember to:
- Check any specific requirements or extras you agreed with your developer as part of your purchase.
- Inspect your outside space, such as any gardens, exterior lighting, doors, gates and garages.
Keep a written record of all your communications with your builder. This will make it much easier to track progress.
Did you know?
Pre-completion inspections should take place at least 14 days before completion to give your builder time to resolve any minor defects. Any unresolved issues must be dealt with by your builder as part of their after sales service. In fact, you can continue to identify snags up to two years after legal completion.
Your builder should inform you about their after sales service and who to contact, as well as how to raise complaints.
